As you pay down loans and increase rents suddenly you’re making more and more money and those suspended loses go away.

I have around 300k in a company stock account that does well with dividends, so don't really want to sell of shares.Would taking a personal loan or doing a margin loan make sense?

Loan amount left is $132,000.If we list it, we can sell at $205k and assuming 8% closing / realtor / concession fees, the revenue would be $188k. 

There are a ton of local banks around me that offer owner occupied low downpayment loans but are portfolio lenders for these types of products meaning they hold the loan in house.

The housing bubble ended up finishing us off when the banks called all the loans. 

I am in the process of exploring financing options for my first deal and I came across the idea of government down payment assistance grants.From what I read, these grants can be used to cover the down payment on a low money down loan such as FHA loan, which I was planning to utilize anyway since I will be an owner-occupant.Has anyone used this in the past?

We do not have enough capital for a significant down payment OR construction costs and so we are considering asking family members for a personal loan OR proposing a partnership.
