Thank you for your time and consideration. 1) Not really. 2) Credit, income, landlord reference, eviction record, criminal record, cleanliness of vehicle and clothes, type of pet(s) (if any), quantity of people they want to have occupy the unit. 3) We already market our units a little below market rent so that we can get a good pool of applicants to choose from.

Sounds to me like an experienced investor dumping a dog on you and taking a large down payment to make it painful for you to walk once you are trapped owning this thing.

I go back outside and ask the neighbors about has anyone seen a raccoon, and it turns out its one of the neighbors pets that runs around the neighborhood.I'll bet the hair on the back of my neck stood up for 30 minutes after I flicked that lighter and saw those huge glowing eyes about 6 feet from me with no body behind them.

My reasoning is that, overall the property offers more space, a yard for my dog, and the prices are really low. taxes are high but when compared to Hudson County Areas they are low.
