I personally love Columbus in terms of doing value add.

We wanted to do LVP throughout the house and the kitchen and bathrooms had an extra layer of plywood to raise its height so we had to manually crowbar it out, which took days and a lot of work.Aside from the flip, we didn't expect the sellers too keep changing their minds on closing date.

So, keep in mind you might make more money charging $2000 than you do charging $2200.

@Olivier Colson You will first want to find out if the locality has any “Just cause” regulations that prevent you from non renewal, or any other provisions that may keep a section 8 tenant in place.

They always, at least from what I've seen, are for personal home only though.

Most just pay them a commission which puts that person at risk.
