Landlords who participate in the Section 8 program receive guaranteed rental payments from the government, which can provide a reliable stream of income. 

There are certain criteria that need to be completed, like maintenance of common areas, and it helps reduce vacancy rate.It's a way to help build people up, and they don't have to participate if they don't want to. 

Also, if/when you begin to get into purchasing with IRAs or 401Ks, you cannot participate in the sale of the property.

I recently came across this strategy and I am actually participating in a free workshop to learn about it and possibly implement this strategy into my real estate investing journey.

Convinced my spouse to come and participate and she wanted to attend mostly different conferences than me so we’ll get twice as much knowledge!

The part where I participate is vetting the operator (most important) and analyzing the market and the actual deal.  

You can have non passive on schedule E (Such is the case when someone is RE professional) They ONLY go on schedule C when it's material participation AND substantial services are provided.
