I once paid for a premium listing, a few years ago, and did not notice any difference, but how could I tell?

My household brings in $6,900 a month  (83k a year) we are buying a house at 395k 6.625 interest rate.

I've been researching this quite a bit and am looking into acquiring an STR that I would actively manage and would keep average stay at 7 days or less.

My spouse and I purchased a cabin in November 2023 as a STR and started renting it out in March of this year. 

I'm aiming to obtain around $100,000 to $150,000 to get my foot in the door.I come with a solid credit profile, boasting a score of 786 with Experian and 773 with Equifax.

My advice would be to only go the auction route if you're a experienced investor.
