I'm looking at an REO that is a prospective fix & flip for a client and the property is listed with a local brokerage. 

This has really given us a feeling of momentum to pursue real estate investing (rentals, flipping etc.)We recently came across a home via word of mouth that an older women has really let her house go (disrepair) and she is wanting to get out of the house as-is. 

Hey all,New to bigger pockets.Decided to join after many months of reading and learning from all the investors here.I have been offered a property in Jersey City and was wondering if I should jump on it.Not familiar with JC and was wondering if anyone on here could help me out.Its a multifamily(2 unit)3 bedrooms each that needs around 90k work .Owner is asking 310k...Its by Baldwin ave and Wayne Street...I am looking to flip it,but would be willing to BRRR.Any advice is appreciated..Thanks

If we started with hard money and a flip, I'm sure we would've been in the hole right about now.

Flips are a lot of work, but you'll actually make money if you buy right and execute well.. which is kind of the whole point here, right?

just like we see on all the HGTV flipping shows Not a one of those is targeting investors its all home owners..So for those looking to buy rentals there Is more to it than a fresh rehab especially in renter dominated markets.. where PM is KEY to success.. house is of course important but PM is critical.. 

I am a newbie in flipping.

I'm open to flips, buy & hold, Foreclosure/REO/Short sale pretty much anything outside of section 8 if the numbers are right.
