I purchased with a an FHA loan and only had to put 3.5% down, but there are a ton of fees that come up with closing costs that you need to factor in.

They look at the sales price and they take 20% of that, plus don't forget closing costs/fees.

Better to just go with a traditional lender.I was originally going to use a traditional lender but it would take longer to close deals, I don’t mind paying the higher rate if I’m getting it fast.
