There's even the idea of running a coffee shop and living in a portion of the property although we aren't sure if this is even an option legally.

I've been shopping around the local community banks and credit unions in NJ for commercial loans and it would be good information to have. 

I shopped pretty hard on my Refi and found 3 main products....5/1 ARM (lock at 4.25% for 5 years, then review, $2500 origination) Interest only (wasn't interested as it didn't align w my longterm goals), and a Fixed Product (15-30 yrs. high origination costs).

I love to listen to real estate investing podcasts on my commute to work or while working in the shop.

I have a standby real estate lawyer I have used once but i want to shop around.

Returns are great and the cost to carry(if a unit goes vacant) is less than what I spend per month on Starbucks coffee.  

Try to shop the comps in the area and interview property managers that you would consider hiring.

I think an attorney with a great background who can also be a one stop shop for advice or referrals is always preferred.
