After reading your posts and research on the web, now i feel like a sucker for waiving the late fee as that could work against us. 

Also, any recommendations on investor friendly realtors, banks, property mgt, plumbers, ect.....send 'em over! 

Let me explain, in hot markets when you find a property that works the strategies of assigning the contract, low balling, low EM, asking to bring contractors in and start marketing the property before you close does not work.

You will need to diversify your holdings such as buying Europe index and EM indexes.

Tell 'em they either want your ongoing business, or, you'll wipe their dust from your feet as you walk out their door, forever!

the theory is that if someone sues you inside one property/llc they can only get assets from within that LLC, not all the rest of em and not your personal assets. but read and search about this, and i think you’ll see its flawed logic.
