Can't help but notice that like 99% of MLS providers' initials end in 'AR' for Association (of) Realtors® i understand ethics requirements and good for the community and such, but arent even those intrinsic to state license issuer, not commercial brand?

I've had 3 different plumbers look at it and all are saying this should have never passed inspection in the first place.To try to brief, the house had a brand new HVAC system with the tankless wall units - this was actually one of the major reason I wanted the house as I currently look for my turnkey properties.

I've done the math in the past, and generally it plays out such that going FHA is mathematically identical to having a normal 30YF at 80% LTV, and a hard money 2nd position loan at an interest rate north of 10% for 16.5% LTV (CLTV 96.5%, which most FHA loans are).
