@Dalton Dyer given your variables (specifically the low to no capital),  I would suggest you stay focused on Atchison / Leavenworth markets. 

My feeling was that any and all of them would be better than working with a larger firm where SOLO401s are not a main focus. 

I would say I am somewhat educated on some of the differences/ requirements when going 5+ units and also can strongly agree on the significant CA property appreciation.I'm curious as to what lead you to really focusing on the Poway, Escondido, & Rancho Bernardo markets?

Learning something new takes time, I don’t have capital or good credit, so I have been putting my focus on wholesaling.

For my first investment, I am looking to focus mainly on condos and in hopes of trickling into multi-families.

My main focus right now is rental property; something to generate some steady income.

I would love the opportunity to expand my understanding about the business and further define my area of focus.

We're trying to decide whether to hang onto it, become landlords and use the equity to purchase our next place or just sell, take the profit and focus on purchasing another fixer-upper in an area we foresee appreciation.

I'm attending a meetup hosted by @Jordan Moorhead focused on how to purchase your first rental if you're free.   

With the case from that article, it seems to me the developer is just taking some profit by letting go of the retail space and focusing on the office space.
