Upgraded windows are visible from the street and it might generate more interest from potential tenants.

Whether it was due to their ignorance of RE (like they're just guys off the street who read a blog about RE and think they can therefore wholesale to get rich quick ) or they just wanted to throw a crap deal onto someone because they're a straight up con-man.

I am confident based on comps on the street I could bump up rent to 1500-1600.  

They didn't know or care what we were doing when we were playing outside for hours until the street lights came on.  

If you own a property at 123 Main Street in 123 Main Street, LLC, but you want to manage it with your separate property management company, Property Management, LLC, then Property Management, LLC must be a part owner of the property (i.e., a member of 123 Main Street, LLC).

The growth of the area was not well-thought-out so you have streets that are single-family ranches that suddenly change into attached homes and suddenly change into attached homes with rear service garages.  

The street the 4 plex  and 4/2 are on is very nice and backs up to a park.
