Although, as others mentioned, sometimes you can pack the rental with under-qualified, yet able to pay higher rent tenants for the short term to make the property seem more valuable.

That is definitely a valuable skill. 

I have two advanced degrees and share your perspective and frustration - what I have learned out of the classroom has been exceedingly more valuable - looking forward to paying off what’s left on my school loan with proceeds from my real estate investing efforts.

This 3 Bedroom / 2.5 bath home comes with a series of upgrades including: distressed wood flooring, custom lighting, granite countertops throughout the house, custom paint, new dual pane windows and sliding door, custom tile work, built-in audio system in master bedroom and living room, stainless steel appliances, built-in wine fridge, washer / dryer, and so much more!

I could gripe and moan about all the details but my time is too valuable for that.

Hi everyone - I purchased my first condo in Long Beach, CA a couple years ago and have since realized that speaking to actual residents is incredibly valuable. 

I would also say that document could be valuable if you hit roadblocks with traditional lenders as well.
