The tenant that I am having an issue with is unit 3, the lady in unit 1 just had surgery so I am keeping her can closest to the door to minimize her travel.

I can WFH anywhere in the US so I am willing to travel.

I will admit I lived for $500/mo in Rancho Cordova in a furnished bedroom in a lady’s twin house (2/1) (it was a side by side but she didn’t own both sides) after I graduated from Berkeley as an engineer and it was awesome to save money and travel as a 24 year old.

The area is a surfing village, and they get a lot of travelers from central Europe and even the states who rent Air B&B homes in the area. 

I am currently a healthcare professional and I travel all over the US for my job.

I am also considering local investor partnerships, which may alleviate some of the burden of having to travel to see opportunities.

I'm considering converting it into a cottage and doing monthly STR rentals to local travel nurses (that's a big thing near me).

Our tenants enjoy included utilities and internet for simplicity for shorter leases, and easy access to all the city's main attractions and travel corridors being only 4 blocks from interstate access, and less than 10 minutes from downtown.
