This is an 8 unit apartment building in a small midwestern town.

@Sean Delisle , we like to keep the option…options are good, helps with town support and bank lenders will like some year round stability.

I feel comfortable with the Twentynine palms area and Joshua Tree area as they seem to have good established regulations in place and being close to my home town of Las Vegas I am used to desert styles of properties and have contacts at lease kind of close.  

There is about 5-6 other Airbnbs in this town that I am sure didnt have to comply with fire sprinklers.

Even towns and counties in the same state have different rules, so the only difference with having properties in different states would be the distance and knowledge of the laws, right? 

I have seen several houses on the MLS listed for around 50k with minimal work needed though I assume they are on the rougher side of town.
