@Peter Bui So I did a quick analysis on the deal through the financial model I built and this doesn't look like a good deal at all even with missing expenses that you can see from the below charts.

You may see a duplex or two in old town for around $700-800k and they are 1 br/1 ba.

It seems like many investors in our market (in-town Atlanta) are buying cash-flow neutral deals and holding for appreciation. 

Lot of multi-family being built here, so that's something to keep an eye on.  

An area of town in my area seeing the same kind of moves those would almost be the same numbers I’d value the property with but folks around here revere county data as the final word

So say i speak to her and she says she is unable to cut the grass and unable to afford the lawncare which in my part of town runs between 50-80 a month should i send her a violation as @Peter Moser and @Colleen F. has stated?.
