I would likely enlist the service of a property management company  even if it cuts into cash flow (time/headache saved well worth the cost to me).Any help/advice/encouragement is much appreciated.

@Edson Dias the most important thing to me is working with a broker who knows investing and is interested in working with investors.

Something feels fishy to me.

He stated that an umbrella policy would be cheaper and easier... but it never occurred to me that the insurance company would find a way to wiggle out of it.
