BP is great for just about every aspect of residential investing.

I get my license this coming week and wanted to know what technology is most useful for real estate.

Or is it more of a whole picture aspect and you look at the entirety of the potential deal not just a few things to let you know it is a good investment.   

The tenant base is polarizing, some super hard working, some super not hard working; some open to technology and others dead against it. 

Anyone just starting out might find it a bit challenging to do Subject To on their own, with all of the aspects you need to know, but you learn those over time and then it's "sell them like hotcakes". 

I will look into the licensing aspect to see what the laws are in PA as well as a profit sharing agreement (not too familiar with those yet). 

My favorite aspect was the community itself, in that there's literally every type of person, and most everyone gets along and is intertwined.  

That being said, I love the idea of them and still think they could make an interesting value add to a portfolio, especially if combined with some sort of short-term/unique/corporate/vacation rental aspect.

If your business paid for something to be used for many years and is relatively expensive, say a $100,000 excavator, you spread the $100,000 deduction over 7 years, aka depreciate it over 7 years.You can then dive into more complex aspects of depreciation:why 7 years?
