I recently finished a MBA degree and have been renting while working full time and going to graduate school.

Once the families get settled for the new school year, everything slows. 

I've been Researching Real Estate since i was a junior in High school and i recently closed on my first duplex. 

Jeff Kehl The property was built in 1968, the hot water boiler appears to be original to the building, the piping appears to be in satisfactory condition 3 of the 8 units are semi updated, not a complete updateI believe rents could be raised, but not much, 20-40/doorThe building sits in a highly desirable school district, with a couple small apartments on the same street and some four plexes also, all rent out fairly fast, no vacancies currently.

From my research, most properties seemed to be priced right around market, however there is a few that I've caught below that I could possibly look at closely.Right now my stage is team building, I lead a local real estate organization in my school and learning how to analyze these leads a little more diligently so I can minimize my mistakes starting out.

Whether it be your parents, a teacher in school, or an employee teaching you the ropes, we all need to learn how to do everything we do, and that includes learning how to use QuickBooks. 

Additionally, March is not the optimal time of year to list a rental, so advertised rates would not reflect peak season rental rates-- those occur during the summer months when families with school age children can move.

The schools, area growth, local economy, etc are all contributing to big changes here in Bothell.  

Hi I am new to this forum and this is my first post, I just invested in rental in north Dallas in excellent school district, i have put in all my savings to the last cent towards down payment, need some advice on listing this rental, do I go with listing agent or is there a way to list this myself and avoid paying commission, appreciate your views and suggestionsI have decided not to go with property management as I live 4 miles away from this rental and can take care of it myself
