And beyond that, maybe a house that wouldn't make either rehabber happy would have sufficient cash on cash return for a buy and hold investor.I would say that most people would be including all costs when evaluating a deal for themselves.Go out and try to find out what the buyers in your market are looking for and then try to deliver.

If you don't need the financing to get started you don't need a subordination agreement, you need a sale contract to buy in July and a build contract, as if it were an owner build job, with the owner, that is sufficient to protect you until you buy. :)

I then directed their attention to the terms of the standard deed of trust, "borrower shall provide proof of sufficient insurance, with an insurer acceptable to the lender"....I told them if they didn't get that check to me, after all the time they had stalled on the issue, that they would no longer be an "acceptable insurer" on my loans.
