Since most garages (stand alone) do not have water, sewer or sufficient power, there is more to the project than just the remodeling.See if there are any in the area you are looking at as that will tell you if it is something that makes sense to others or has been discounted by others before you.

Some things such as not writing the date of the posting, even though the posting has the date in the body of the form is not sufficient.

However, it sure is nice to sleep at night knowing if something happened, I have created a passive income stream sufficient to provide for myself without a job.

If I hop and and see that a question has been sufficiently answered or the idea or process I was going to add is similar to something already said, I just give that person a vote and call it good. 

Hardest thing will be your bedrooms.. in PA you are required to have a heating system in each bedroom so I don't think a mini split in one main area would be sufficient..

Without sufficient income "demand" can't be expressed in the economy and is therefore simply a "want."  

Just wanted to check with others to see if I need to be more vocal about this, or if this is sufficient.

But if you are trying to protect $500K to $1M in met with, I suggest a personal liability umbrella for $1M or more should be sufficient.

These days I have a property manager for the bulk of my units  so I can't promise to recommend the "best" software but I can give you some suggestions that are free/low cost and that are sufficient for most landlords until they reach double digit units(or even more).  

Another idea would be to speak to your banker to get a letter stating you have sufficient funds to close.
