Once you do get a copy of the deed and send it to the neighbor certified mail along with a warning not to trespass on your property .

But what's great about AdWords is you can easily track your spending and cost per conversion.One warning if you do AdWords....

I would contact the seller and point out the issue....as well as the inspector........and sternly request to be reimbursed...more so from the inspector, since I think more liability falls on them.....the inspectors I have worked with kick on the heat and a/c for 10-20 minutes and actually see how they work to cool/heat the house......be stern but polite and respectful.

If you are set on this deal, go for it but just know there were warnings. 

I warned a lot of them to expect the same this past July.

I often see people warn others about this risk and it is not what it is made out to be.

I always warn people though to act fast....if a duplex becomes available with a vacant unit, be ready to see it and offer on it fast.
