Conservatively, I would plan on 12-18 months of lost rent (before rehab) and a signifcant amount of money/time to turn over the unit. 

I live in NY, and plan to invest in FL.

We are finishing renovation on a 2/2 that we plan to MTR.

There are pros and cons to each, but the way I see it, if you have a set strategy you plan on implementing over and over again, then you need to find a direct lender who specializes in that investing strategy.

A guy with some discipline, ambition and planning is going to make a great living going forward.

Otherwise, you might end up spending more in attorney fees trying to fight this issue.

I plan to replace this before flip is complete.

We plan to build in 1-2 years but this first year is going to be planning, permitting, excavation and septic.
