While I advised the second seller to be honest with tenants since a new investor isn't going to want to kick out the paying tenants both of those scenarios are perfectly understandable, not allowing a buyer to see the inside at all however raises huge red flags.

That could be a red flag if they only want you to choose one lender and the rates are not competitive, but I have not seen that.
