It sounds like you have undercut the sellers expected sales return from $180k to $150k.

They guarantee at lest 6 months of rent at $450/month over what I am asking almost sounds too good to be true.

Sounds like lots and lots of votes for gas.  

No pictures on the listing but it was right next to the local hospital and I could see prospective renters being young professionals/other good renters.Called the listing agent and set up a viewing for 4 PM and agent sounded very happy that someone was interested in the propertyWhen I went to go see the place it was a complete gut job. the roof was in good shape and the foundation look like brand new block foundation but the rest of the place was completely destroyed.

They will wash and treat the structural elements that are still sound and replace those that are not.

What also makes me pause is, even though this is a small rural town, there is another seller trying to unload an 11 unit complex, who sounds equally as motivated.

Sounds like you have some great goals.

On the flip side, if you put systems in place for effective management and screen your tenants thoroughly, you can very well supplement your current income with consistent cashflow. 

My wife and I are wanting to give it a try once or twice but if it's as stressful as it sounds it might just be a one time deal.
