If you pray do it in a church with wealthy parishioners a town or two away where you don't know anyone. 

If you can find a willing partner to form a company where he/she is the active member and you as complete passive investor, that would work as well.

BUT, assuming you are qualified you very well might be able to find a second mortgage up to 90% or even 95% loan to value because you plan on making this your primary home.I could put down 60K at least of that 200K --- where would i go to find a lendor that would do 2nd mortgage?
