I know some states have better climate for businesses (like Nevada and Delaware) but I doubt our LLCs would ever approach the size where those business friendly states would make a difference.

This will be based on the purchase price instead of performance, so be prepared to come to the table with a decent sized down payment.

Location being the main one but also size of home, maximum occupancy, and amenities as well.

Consider buying in your own name and taking out an appropriately sized umbrella insurance policy ... no setup or maintenance fees or taxes.

Currently, class size in good schools in gentrified neighborhoods is at or over 30 kids in a class from 1st grade on through high school.

It might depend on how much you have left on your mortgage, also do the math a rental might net you a couple hundred dollars a month in cash flow, but depending on the size of your mortgage payment paying it off could easily increase your cash flow by $1,000 or more per month. 

Make sure it's the correct sized for the bathroom.

A deck that needs repairs will be around 7K -15K for a moderate size of deck.A house with ARV of 300+ would pretty much need a new modern kitchen and that will be around 17K to 20KSuch a house will have at least 2 bath,  with about 7K to 10K per bathroom.
