I have a triplexnone of the units have washer/dryer hookupsgot 1st quote to install hookupswould be right where the refrigerator currently iswould vent dryer to atticthen i would put fridge on other wall (wouldnt look bad there)cost $1500 (plus washer/dryer price)other option would be putting in a portable washer you roll over to sink and connect tosuch as this:https://www.amazon.com/gp/product/B002UYSHMM/ref=o...However, do all the portable dryers needed to be vented to outside?

We had the subfloor replaced, carpet and floors installed and now it appears that the house is sinking.

I took the total expenses you mentioned and subtracted out the capex, vacancy, management and insurance)CAPEX: $280 (10%)Repairs(toilets, sinks, floors, appliances, electrical, etc..): $280 (10%)Vacancy: $280 (10%)Management: $168 (6%)Insurance: $100 (to be honest, this seems really low also, but I again assume you have already priced this out.

Figure it out - the cheapest, crappiest kitchen cabinets you can buy off the shelf at Lowes for a 10x10 kitchen is going to run you $1500 without installation, counters, sink, anything.

New paint everywhere, new light fixtures, two new bathrooms (new vanities, lights, fixtures minus the toilets), a totally new kitchen (new sink, countertop, backsplash, appliances, new front door, new GFCI outlets in every room, new supply plumbing throughout (a few new drain lines as well) and a new ceiling in the master bathroom.I hired out the repipe, the backsplash, and the painting, and did the rest (and fifty small things I didn't mention) myself.
