@Caleb Webster, second what both @Christopher Phillips and @Sam Shueh said (even in caps :)The legal concept has been called at various times "benefits and burdens" or "risk of loss passing". 

So far, I have not gone the private money route because I have not found anyone wiling to be a debt partner only, and in the end it is just simpler to partner at that point.

I recently read David Greene's book Long Distance Real Estate Investing and was amazed by all the concepts and strategies it was filled with.

You save money on interest, but if you pay off your properties/debts early, you will always save money on interest.The whole concept seems overly complicated to me - especially for people who are just starting to get a handle on their finances.

No idea of the need for it in Richmond, but it seems like a great concept.  

Once I've gained knowledge of overall management, price optimization, systems for high turn over and overall understanding of this "niche" part of real estate; I want to scale the concept to other properties and also manage other short term rentals.

Another concept I saw on the forums was from another flipper who said “new but not updated” so for example a new countertop (Formica) but not quartz.

So far my concept is to use equity gained in properties I buy to buy more, is this the right way to do that?
