The purchase was traditional financing through my bank with 20% down and the renovation budget was self-funded by me.

Additionally, even if your current PM doesn't rent out furnished units, you can exercise using another self-managed option where you can list and screen for the unit yourself (and cut back on that PM cost). 

It would be amazing to find something within half an hour of here, for convenience and to hopefully self-manage the property.

I can not speak to that specific market but you can absolutely self manage remotely with the right tools and some fuidance.

Before this deal, I self managed, self lawn care, self everything. 2) I love the asset class!

I recently received an application from someone who is self-employed.

I suggest $1M per location and work up from there.I have a self assessment tool I will DM you that I have put together for my clients. 

Use your time on station to self educate, improve the property, and build relationships with property management companies.
