NEVER allow a tenant to move in without paying at the security deposit AND the first month's rent. 

I rented so I could buy real estate in other markets...but that's a story for another post) After I moved out I got a portion of my security deposit back but was told that, after reviewing my account, I didn't pay rent during some month "years ago" however they have not told me which month/year.

Just joined up after being a long-time reader because I finally need to ask: when doing a 1031 exchange, is it realistic to identify and secure 4-5 properties in the 45-day identification period (and abiding by all the other 1031 rules)?

Non-recourse means that there is no recourse that lender has against you or your IRA, property is the only security for the loan.

I have had that happen....not sure how MA is but in Indy they hold rent they get evicted for breach of contract period.

I'm off to a good start with these rentals--I ran background checks on my tenants, collected a full month's security deposit, setup online bill pay and have good tenants who are paying on time.
