Anyone on bp know of any cashout refi lenders in florida that will waive seasoning? 

Do you typically get a seasonal adjustment this time of year?

People in California that get Christmas bonuses and income tax refunds every year often elect not to escrow, since our property taxes are due right around Christmas time and tax season. 

During high AC season we ask to put vinegar+water solution in the AC drain pipe.

This would be my first deal, I have been doing research pretty intensely for the past 3 months or so, but I just want to confirm with you much more seasoned folk if this is a good deal.Our current offer is $330K, I would be assigning this contract to my father for around $336K and he would get hard money to fix up the house. 

(This does not apply to two or three-family owner occupied dwellings, motels, hotels, transients or seasonal tenants).

What I have found that should work for you is to find an seasoned investor, and of course shop around for the seasoned investor because not all investment styles or strategies will fit yours, and use their experience to  serve your growth.
