I’ll pass on going down that road here, except to say that if those issues arise, they could affect your reputation with your tenant if legitimate repairs don’t get made in a reasonable time and fashion.We had one instance where we got a new $2500 AC compressor unit for our $75 service fee.

@James Oey vinyl is different than laminate...no wear layer, solid except the core is a different more rigid plastic or stone.

So getting 200k home for 140k is no longer the case as people are more aware.Also companies like Open Door, Knock or even Zillow now offering direct buy with no showings, hustles, etc. that just makes is too easy for anyone in distress to sell to a more reputable source then just someone who sent letter.I was just curious if you are seeing the same trend or if just something i made up in my own head :)

I don't know of a lot of competing mobile home parks for that demographic, though there's definitely a lot in the surrounding areas, none that have a necessarily high-profile reputation other than the Canyon Lake Park I mentioned.
