Thanks y’all Hi Adam, I have owned 4 short term rentals on the coast including in Panama City beach, I have an entire team of professional for renovation and building.

One thing that I have found is the majority of lists that I used to be on from wholesalers were from virtual wholesalers who never visited a property or provide accurate scope and pricing for renovation and comps were way out of line.

You can find 2-4 units in IN & OH for under $250K and you have both turn key and TLC projects that can pass an inspection and not be "Subject to". 

Large section 8 tenant pool.The only problem you'll run into with BRRRR is needing to do the Renovation part of it long distance.

Add renovation costs, holding costs, and most importantly lost rent while remodeling to the home needing a remodel.

Make-ready costs will be several thousand minimum, in my experience they range from $3-10k so there goes several years of your projected cash flow right there.

There is a lot of factors like are you willing to do renovations or are you looking turn key? 

I am looking to purchase an existing motel to renovate and turn into a condotel...where the individual units become condo units, and the motel still runs like a normal motel to guests.How can I legally pre-sell the units before acquiring or purchasing the motel?

That insurance part could be really important for a balcony project!
