So I have a few questions for the community, which I hope can be answered with some real world experiences to help me better understand the realities of the market.

The reality of the situation is that if the student cannot pay, a simple call can be made to the parents and most of the time the parents take care of it.

Sinks are kept dry and free of dirty dishes.

It is early in the transition, and it may shake things up, but I could see a reality where this business decision backfires and creates new market opportunities, potentially a whole new class of distressed properties created by the companies themselves.

Nothing could be further from reality.

The other house, 1920, the room addition is sinking. 

Be sure it has a bathroom (or two), a kitchenette (Sink, refrigerator and micro but no built in stove), and be sure to include flexible sleeping area (rooms) with sliding doors or curtains for openness or for privacy. 

I have been reading and watching videos, but I must say it's not sinking in so much.

(Hold constant fees for the following example) So if you see X.875% advertised everywhere for conventional w/ 20% down, you think you're getting a great rate at X.75% w/ VA 0% down, but in reality if it had the same profit margin it would have been X.25% w/ VA 0% down.

Interior features include 9-foot ceilings, eat-in kitchens with Energy Star rated Kenmore stainless-steel appliances, spacious pantries, granite or quartz countertops with undermounted sinks and premium Kohler plumbing fixtures, custom cabinets, in-suite full-size washer/dryers.
