I wouldn't expect a realtor (or lawyer) handling the purchase or sale of a home to remember if they also handled the buying for it a few years ago. 

In the event that you do have a true squatter its a fairly standard eviction process which is unfortunate but does happen in this business.On a preventative note if you have a vacant unit you can put in a security system that uses cellular and you will get notification if anyone comes in. 

What is  it that they are offering you to help in the process. 

We purchased the home on 8/31/2022 for $60,000 and sold it the same day for $75,000.

You should first contact the title insurance company to file a claim, as they should address any issues missed during the closing process.

If you have not performed rehab, you typically will need to have held the property for 6 months before borrowing based on the appraised value - otherwise, in those first 6 months you will be limited to 80% of your purchase price.
