I'm a complete newbie to the US real estate investing scene, although I've been very interested in US REI since 2006 when I was in college (Texas A&M).

Has anyone dealt with a situation like this previously?

I have been investing in the stock market for 15 years, but nothing I have invested in previously has provided more cash flow that my rentals.  

Also to add, Previous owner's total expenses for a year were also $2,737.50 which includes property management fee.anyone feel free to input!

I've replaced carpet because she was was complaining of pet smells, installed a garage door opener since the previous garage didn't have one and have also had a mold inspector out after she purchased a mold test which came back positive.

What causes people to sell and be motivated is what you look for, or what makes them buy.Foreclosures, loss of job or a promotion, bankruptcies, death, people move into nursing homes, have medical issues, get married, have more kids, kids take off to college, retirement, etc.

There were internal memos from McDonald's over the previous decade stating that they knew their coffee was caused damage at the temperature served but it was easier to pay these cases off when they occured than make a change.

I am a 21 year old college student who has limited background in RE, other than listening to my mentors talk about their properties.My goals are currently to purchase a multi-family unit for a buy-and-hold strategy, and maybe do a few flips if I get bored!

I recently finished college so finally I have the time to involve myself in real estate.
