Traditionally, DSCR loans that allowed STR have always wanted DSCR to be calculated on long term rental rates OR 12 months of actual performance or some heavily hair cutted version of Air DNA and all of these products would price gauge on rate.

If it pressure treated pine than I would wait one year before you stain so some of the chemicals they use to pressure treat can wear off.

I cant answer that because its such a business that you have to be here and see the difference in neighborhoods, economic pressures, one street can rent for 20% more than another street just a few blocks down.It breaks down to these simple facts.

So the downward pressure will continue on the housing market and eventually the Fed will take their foot off the 'interest rate pedal' and investors will be able to get back into the game more effectively.  

Even if you keep the pool and do a deck-over, you will still need to prepare the pool.... you cannot leave it full for obvious reasons, and you can't just drain it because it will 'float' - you need to drill holes in the bottom of the pool to relieve pressure...
