Could anyone share a partnership (fix & flip) template that they have used in the past (or present)?

Many agents out there have no idea what to look for when trying to get an investor client a deal, and fewer still know how to properly estimate the rehab costs to decide if a deal is even worth presenting. 

Besides confidence, trust, and an attractive presentations what’s going to make this person say I’m going to invest my funds.

So when I actually closed on the house I had already cleaned it out, the painting was almost complete, the heating system was thawed out, repaired and working, and the agreement was written up and presented to the neighbor.

One or two from time to time might fly in through an open door but a big infestation shouldn't be present in my opinion even though they are considered helpful when they are outside controlling other pests.I'd want to call the exterminator and pay the bill directly instead of having the tenant do it but I like the thought of the tenant paying.

Also, maybe one of your donors would be willing to lend money for the flip if presented in an intelligent manner, and would do it as a donation.

Self-managing, even long-distance, can be pretty straightforward in the States, but internationally would present more challenges, and property managers take a big chunk of your profit.  

Is it best to have a deal already drawn up and negotiated first then present that to a lender or visa versa?

I do have one rental at present and goal is to add couple more in next 3 to 4 years.
