I'm not completely familiar with any of those areas but if you do decide that is the area for you, I would make sure a get some solid, reliable contacts with boots on the ground there, and that's not easy to do

@Brian FooteHiIt's going to be hard to say precisely without knowledge of your market however those rent numbers are pretty good if I'm seeing the $1600+ for what you're getting into the property for.The 'gotchas' that I see that I'd want you to really be comfortable with would be that repair cost number - this would have to be a pretty light rehab where you're maybe doing a facelift, etc.

I also recommend you contact your nearest HUD office and ask them for any/all support on this issue because you are in a litigious state where idiots sue and idiot courts decide in their favor.

I guess my question is, do I keep the tenants, forgo the rehab for a while and collect the cash flow of around 225 a month and later on down the road decide weather or not to extend the lease and rehab then and find new tenants...

My husband works and I stay at home so I would be the one really doing the legwork and I am currently trying to decide if that is something we should invest in.We talked to two realtor agents that we know and they did not have any good information on multifamily properties for investments and that is driving me to more want to just go figure it out for myself.
