Negotiation is key in situations like this so everyone gets treated fairly... or at least acceptably.When we do end up replacing that system, the rent is going up to reflect the cost of an improved, more efficient unit that costs the tenant less on yearly maintenance.

I understand that on the provider side a cleaning fee more fully reflects costs for very short term stays while not “penalizing” longer stays with higher per diem rates.

YOU need the live interaction the reflection of voices the smooth and quick one line objection handling techniques etc etc.. now wholesaling is all about marketing and sales.. yet no one focuses on how sales skills only marketing IE yellow letters and door knock etc.. but now what the heck to do when you do get a lead.. that is were the money is made anyone can market that's simply a function of money..

Also love the discount memorandum thing...I'm definetly going to be using that in the future :)What I'm realizing from this thread is that, yes, tenants are an essential aspect to your business and it would definitely be worth it in terms of opportunity cost and the reflection on your brand in some cases to potentially be lenient with tenants that have earned that right to.
