I saw a listing for a 15-unit apartment building that is for sale and the property has a 5.3 cap rate, this isn't the issue.The issue is in the listing description the agent said the building could have rent growth potential based on the rising rent prices in the area which she said would bring the property to a 6.6 capNow my question is why would I buy a property for 2.5 million when with this new expected cap rate the property would tank to just under 2 millionNOI is roughly 132,000 and most units are in pretty good shapeAnother note is the average cap rate in the area the property is located in is a 6.4 cap

Hi Jordan,There may be issues with the 2 on the same parcel, especially due to appraisal issues.

Only issue with that is that if/when you move out, zoning likely doesn't allow you to rent both up and down separately.

failure to pay is like an automatic win in court and I have had multiple issues with these people I had poor tenant selection for this one.

Nine out of 10 carriers they called would not cover them, and they rightly thought, we should listen when the people whose job is to assess risk think this area is too risky.Seems like this is going to be an issue going forward, and I see wildfire risk affecting buyers' opinions in a few ways. 

Will permits or zoning be a major issue and etc.

We liked it except they had some real issues with accounting but I heard they ironed that out. 

Yes they avoid the issue of offering tokenized securities.
