I have been interested in Real estate for a long time and even went to closing on a property that ultimately fell through thanks to a paperwork mix up about 7 years ago.

And usually when youre doing repeat business with someone, I at least discount the listing side often to save them some money....making that commissiom difference even less.I will say though I live in a market with fairly complicated laws as well as complicated paper work.

Most of them do it to avoid the paperwork and costs associated with setting up individual LLCs, with the downside being that should a claim be made against the LLC for one property the rest of those properties under the LLC are assets that can also be pulled in to settle any claim.

I’m hesitant to spring an estoppel agreement on them as they won’t be used any paperwork at all, and don’t want them to stop paying with the eviction moratorium in place.

Your thoughts are mine exactly, however through my research when reviewing the pros and cons it mentioned contractors potentially shying away because of the extra paperwork and waiting for funds, opposed to coming directly to the investor for payment.
