Also, my wife's family is from the Philly side of PA.

However, I'm in Philadelphia, PA and when I first queried realtors about Rent-to-Own, or Lease/Purchase properties, there is a real aversion to them here. 

She owes 25k on the mortgage and is willing to sign a PA for that much to get out.
