The issue with coin operated machines is you are way over paying for the functionality of the coin setup.

I've always organized this way but it just feels like a very bulky and dated way of doing things.

I imagine the free version of turbo tax does not include all of this functionality. 

In the beginning you might only get 20% of the profit for organizing the purchase of the home, organizing the contractors, and running it through to the sale but you'll have your feet wet and you'll have built a reputation with your lender. 

Like if nothing was replaced it would still be a functioning home.And 20-30K lower than ARV would make total sense to me.
