These folks have shown they're not willing to behave reasonably, so you need to protect yourself.One question: You said the property was supposed to be delivered vacant but was not.

I know next to nothing about tenancy law, and even less about Canadian tenancy laws, but it seems highly unlikely that they can evict current tenants who don't comply since those folks have a signed contract.

Get your handyman/contractor or other folks into the home so it isn't just you that is saying the house smells bad. 

Real estate has high transaction costs - most folks don't realize to buy or sell a property it costs about 10% of the sales price (6% commissions and 4% transaction fees).Real estate is susceptible to harsh weather - during hurricanes, floods and freezes you can have significant property damage.

I would do it myself, but these folks are disgruntled.
