@Brian Bohrer yes, I suppose a recession would potentially lead to more motivated home buyers.  

I have seen that really add some motivation to sellers. 

Any advice will be appreciated, as you can tell I am a noobie, and very motivated to get started.

To me you don't want to network with other agents.....you want to focus on networking with the most motivated buyers and sellers.
