Most have a very specific model.   

Hi @Jim Windgassen,Like @Yvonne Gallegos mentioned above, condo minimum lease periods and maximum leases per year allowable are going to pose a challenge to the STR strategySince the family you're initially renting to will be in the property for roughly a year or so, and you're interested in running a true STR model without any restrictions, a single family home in Cape Coral is likely to be your best bet.

This also happened a lot in new tracts, where we would just walk down the street and note which lots had which models, but we might miss certain options on a model, like a 4th bedroom option upstairs or a 3rd bathroom or powder room, or something at the rear of the property we can see from the street, etc.

I developed a website that can help do the financial modeling on an investment in the short term space, in case that's helpful.

Our local wholesaler is a one email solution...I request current availability of a size, type, color and general model to replace an existing unit from the person assigned our account, they send me the detailed specs and cost which includes delivery, remove and dispose of old unit, and any accessories needed such as range pigtail, 3 or 4 prong, or washer hoses, etc.

I’ve been doing lots of research in that area and unless you’re near the ski area, a lot of people do a blended model, STR in summer and LTR in winter. 

While my business model is primarily buying multi-unit properties between 2-4 units for the next 3 years, cash flow will work best at the moment, with so much instability in the job market, logistical chains, and more.

Would love to hear from someone who has been through it or is currently using it as their business model.
