I understand that I would need to find an operator willing to do business with me; I'm simply asking if it makes sense, and if it would be a scalable option to start my first handful of units. 

So, i am in the process of buying my first property which is a 4 unit multi-family property.

I would like to move into the mid-size multifamily space (~8-24 units) in the somewhat near term, but I probably have a few more BRRRRs in me before then.  

He now has ~15 rental units in the greater San Diego metro area. 

Wondering what other creative ways there might be to keep the property and buy more units to do the same with or should I be cashing out on the ton of equity I have and use those funds to buy outright and chill on the cash flow?

Most corporate relocations and temporary medical workers require smaller units.

@Danielle LynchIf you are looking to scale up you likely need a multi unit that will quickly appreciate so you can borrow against or 1031 it into a bigger unit size.

Are there websites that will give me the current rental rates for 2, 3, or 4-bedroom units in the different parts of Baltimore City, Maryland?

@Nicholas L. as an experienced investor and coach with around 250 units, that is what I would suggest.
