I should also note that I am aware that Agency debt avoids the personal guarantee issue, but the principal of our property management company has significant influence with the local banking community.

I would like to know people's experiences of dual agency! 

While I still have not been inside, I have a broker within the agency I am working with who worked for the original builder as well as the brother, who added the large addition less than 4 years ago. 

I have 1/1 rentals in Ft Lauderdale that are leased are out to section 8 tenants, most of them come to me from different Housing agencies.

Agency loans (Fannie/Freddie) are doing about 4% for a 12-year term, 30 year amort, 1-3 years of interest only, non-recourse loan with up to 80% leverage. 

I regularly use the Federal Housing Finance Agency website to get real home sales data on every metro area within the US.

As a former agent and mostly investor(cant stand working for brokers XD)I can say this truth....agent deals and investor are 2 polar opposites.or to keep it 100 further...if your agent your looking for a house to buy or sell as high as possible...so typically your personal interest isnt deals.the dream situation for agency is to help sell or help buy(agency is 3rd party...lets label it right please) say a $1mil house.If your an investor...your ideal situation is to buy a 1mil house at 1k and renovate it to 100%ARV.

Or whatever government agency issues them in your local market.
